Fahy Fitzpatrick Consulting Engineers are currently working on, or have completed, a sinking fund and condition survey of the following developments.

In conjunction with an associate mechanincal and electrical consultancy, we provide a concise service to management companies and property management agencies. This includes; a condition survey of all architectural, fire safety, structural, mechanical and electrical installations and a maintenance sinking fund for the next twenty years.

Rockford Manor Apartments, Blackrock

Client: Allied Property Managment
Completion: Dec 2010

This exclusive development consists of four apartment blocks, containing a total of seventy-three apartments and separate two-storey housing to the rear. The Pines and the Sycamores blocks are identical in terms of age, size, layout, building elements and services. Each block consists of twenty apartment units over four floors, which also includes two blocks that were constructed in 1999. The Oaks comprises of thirty-three apartments, sixteen of which are in the converted Convent, and seventeen of which are in the new extension to the rear of the convent. The new section was constructed and the Convent (protected structure) was fully refurbished in 2001.

Fahy Fitzpatrick Consulting Engineers prepared this sinking fund report at the request of Allied Property Management Ltd.
A condition inspection of all the buildings was undertaken in December 2010. A calculation of the proposed sinking fund required for maintaining the building for the next twenty years was also completed.

A review of the passenger lifts, general lighting, emergency lighting, fire alarm, natural gas distribution, water storage and distribution, and drainage servicing the Landlord areas was undertaken. In addition, a specific inspection of the prematurely degrading road pavements within the development and the underground car park was needed to confirm costs for any necessary repairs. The sinking fund calculation was split into values for the different blocks and collective total as requested by the client.

Mountainview Court Apartments

Client: Harolds Court Management Company

The Mountainview Court Apartments consist of twenty-four apartment units over four floors. A passenger lift, general lighting, emergency lighting, fire alarm, water storage and distribution and drainage service the Landlord areas. These were all considered along with ponding on the roof, fire doors, glazing, decoration and timberwork and a number of safety and energy saving issues.

Fahy Fitzpatrick Consulting Engineers prepared a condition survey & report along with a twenty year sinking fund at the request of Harold’s Court Management Company.

Fahy Fitzpatrick undertook a visual inspection of the building in June 2009. The purpose of the condition survey was to give an overall opinion on the condition of the structural, architectural, mechanical and electrical elements within the common areas of the apartment block. The building was built circa 1964 and so was approximately thirty years old. Fahy Fitzpatrick offered recommendations for upgrades over the next twent years to ensure that health and safety, energy efficiency, aesthetics and property value are all maximised. As no sinking fund had previously been in place, a priority replacement and a repair list was also prepared. These priority jobs were to be undertaken over the first five years to the sinking fund.
