Fahy Fitzpatrick can offer a wide variety of services from minimum cost such as designing and signing off a steel beam to form the opening for a conservatory to the complete project management from conception to completion of one off houses.
Fahy Fitzpatrick has a wealth of experience in both the fire safety and structural design issues facing attic conversions. We specialise in both designing attic conversions and inspecting and specifying repairs to faulty installations.
Under the current Planning Regulations drainage details, including Plans and Longitudinal Sections, must be included with all Applications for Planning Permission. If these are not included in the application they will be requested under a "Further Information" or "Additional Information" request or required under Planning Compliance. Fahy Fitzpatrick have extensive experience in the provision of drainage details for Planning Applications for domestic extensions and one-off houses.
We can locate and classify all structural damage giving a clear recommendation on what each class of cracking will require by way of remediation or confirm that the crack can be safely left and monitored instead.
We provide Legal reports to clients intending to bring an issue to court or as part of an Insurance claim.
During the conveyance of a house, frequently folio maps provided to solicitors do not match the original “dealing map” used to create the folio. We have 20 years experience in defining legal boundaries and liaising with the property registration authority (Land Registry) and offer a solicitors and home buyers reliable service. We confirm that the land being transferred does exactly match the folio created and lodged in the land registry.
The fire brigade prevention section requires these after a fire in a property. As single-family dwellings are not subject to fire inspections unless a fire occurs they and flats are the most likely properties to receive a request for a fire risk assessment.
We have an inhouse qualified Site Suitability Assessor and have successfully obtained planning permission for one off houses in various parts of east, northeast and southeast. In areas where results have meant simple percolation was impossible we have successfully obtained planning using innovative processes such as sand polishing filters.
With an increasing requirement that Sustainable Drainage Systems be used for new-builds and extensions and with the draft planning guidelines recommending that the paving of gardens to provide parking only be exempt from Planning if a SuDS construction is used the design of Sustainable Drainage system is increasingly required for domestic construction work. Fahy Fitzpatrick are the leading Irish consultancy in SuDS design and can use their expertise to provide for the most economically appropriate and compliant design.
In conjunction with an associate company we provide a concise service to management companies and property management agencies, which includes a condition survey of all architectural, fire safety, structural, mechanical and electrical installations and a maintenance sinking fund for the next 20 years.
